The first thing you need to do is consider what your Budget is for your new Cabin. The next thing is to decide what you plan to use your Cabin for. Lastly, you need to consider where your cabin will go in your garden and what size cabin you would look. There is a lot to think of, but our experts are happy to help you find the perfect cabin for you.
We only use high quality materials. The insulation we use is the same insulation used in the construction of new houses. We use a combination of mineral wool insulation on the roof to insulate the roof, spray foam insulation in the floor and ceiling rafters (depending on cabin type), and eps/xps rigid insulation. At Modular Build, our goal is to surpass your expectations with regard to keeping your cabin warm and cosy throughout the year. We are constantly working with BER assessors to assist us in achieving the best insulation for our clients budget.
Yes, as you will have read above, our cabins come with options to improve heating that will often result in better BER ratings than the house you are living in, ensuring comfort in all seasons.
We offer four different Cabin types.
- Standard Cabin - This, as the name suggests, is a standard timber cabin. The walls, Cladding, Base and roof joists are all timber. This Cabin has a lightweight metal roof. The cabin does not come with insulation, electrics or plumbing. In simple terms, it will have all walls, floors, roof, windows and doors.
- Standard Plus Cabin - This Cabin has everything listed in the standard cabin, with the addition of 100mm xps external insulation, Floor insulation, 120mm xps warm roof insulation, 150mm spray foam floor insulation and a choice of timber or fibre cement external cladding.
- Deluxe Cabin - This is a cabin in name only. This Cabin is built adopting passive house construction methods. The foundations consist of screwpile. Which eradicates the need for concrete and is therefore more environmentally friendly. The base is a 9x3 Timber/steel flitch beam with 9x2 joists. This is filled with 180mm spray insulation.
The walls are 142mm or 172mm thick panels comprising high performance fibre free rigid urethane insulation sandwiched between two sheets of 15mm type 3 Oriented strand board ( OSB/3). The roof structure comprises 7x2 rafters. The roof covering is a choice of slate, solar slate, pressed metal standing seam or lightweight tata metal roof.

We are builders not planning experts. If you have any concerns relating to planning permission we recommend you talk to your local authority or an architect/planning consultant.
- Habitable cabins are intended for full-time or occasional residential use. These cabins, typically ranging from one to three bedrooms, it is our understanding that all habitable cabins will require prior planning permission from the local authority.
- Non-habitable cabins are designed for specific purposes other than living, such as offices, playrooms, or gyms. It is our understanding that these cabins can be built up to 25 square metres and are generally exempt from planning permission.

Your cabin will be completely sealed from pests and insects. however, it is always advisable to keep the surroundings clean, and consider applying pest deterrents
For our Standard Cabins/ Standard Plus Cabins ( With timber external cladding) - Perform routine checks every six months, addressing issues promptly. Stain or seal exterior surfaces every 2-3 years, depending on weather conditions. Monitor base for water ingress.
Deluxe Cabin range/ Standard Plus Cabins ( With fibre cement external cladding) - Perform routine checks on an annual basis, addressing issues promptly. Clean the exterior with warm water, soup and sponge as required. It is not recommended to power wash the cabins as the paint might come off the fibre cement boards, however, should you do so - use the lowest setting. Monitor base for water ingress. Should the paint chip, we can supply you with the same paint for any repairs or maintenance. If you get tired of the colour, we can supply paint to change the colour.
Your Cabin choice will dictate your maintenance plan. If you purchase our standard Cabin, which is 100 percent timber you will need to do more maintenance on these cabins as opposed to standard plus and deluxe range. However, for all cabins, it is strongly recommended that you regularly inspect and clean the exterior, treat wood surfaces, and ensure proper drainage to prevent issues like rot.

Your new Cabin will arrive four to six weeks from the date of order. Depending on your chosen specifications and the weather, your Cabin will then take four to six weeks to construct. Delivery costs may vary based on location.
Our sales team will call out to you for a chat. They will show you lots of different cabin options for you to review. If you would rather design your own Cabin, You can pay a small fee to have your garden surveyed and have a cabin designed specifically for you.
